Job Summary
The Project Manager is accountable for overseeing the successful direction, completion, and financial outcome of construction projects. Given the complex nature of these projects, success requires precise timing, effective communication, and a comprehensive understanding of all stakeholders involved. Responsibilities include the management and coordination of procurement, scheduling, contracts, change orders, subcontractor relationships, material purchases, and project closeout. The Project Manager must demonstrate excellent communication skills, a clear understanding of construction workflows, and possess strong technical expertise.
Key Responsibilities
- Effectively communicate with clients, internal teams, subcontractors, and vendors to ensure project alignment and timely delivery.
- Motivate staff and field personnel to achieve peak performance.
- Contribute to the development of estimates, cost proposals, and technical proposals for various projects.
- Lead preconstruction efforts, including cost estimates, value engineering, scheduling, constructability reviews, logistics planning, cash flow projections, and design progress oversight.
- Oversee the bidding process, which includes vendor management, project documentation, estimate preparation, and meeting all bid requirements (e.g., insurance, permits, bonding).
- Establish and manage the project budget, setting goals for buyouts, holds, contingencies, and allowances.
- Develop detailed scopes of work and bid packages for review with the project team.
- Evaluate and select bids, ensuring alignment with project schedule, scope, and contract documents.
- Manage project start-up tasks such as contract reviews, subcontract agreements, major equipment purchases, product data submissions, and project scheduling.
- Maintain operational reporting throughout construction, including logs for change orders, submittals, RFIs, meeting minutes, and schedule updates.
- Lead the change order process, from pricing and negotiation to billing and accounting updates.
- Oversee the submittal and RFI processes.
- Update and review the project budget with the project team on a monthly basis.
- Prepare and submit monthly owner pay requisitions.
- Approve invoices for materials, subcontractors, and labor based on purchase orders and contracts.
- Collaborate with the project superintendent and foreman to review work plans and ensure daily alignment.
- Update and distribute the project schedule on a monthly basis.
- Inspect completed work for quality and final presentation, preparing punch lists as needed.
- Manage the closeout process, including punch lists, O&Ms, warranties, as-builts, commissioning, training, and final payment.
- Promote and ensure a safe work environment, working closely with field staff to prevent accidents and address safety concerns.
- Provide performance feedback to field and support staff.
Job Requirements
- Minimum of 7 years of experience in commercial construction, including at least 2 years in a supervisory role.
- Strong understanding of construction contracts, drawings, and specifications.
- Proficient in MS Office, scheduling software, and project management databases.
- Technical precision and creative problem-solving abilities.
