Description

Function: The Construction Field Supervisor is responsible for all aspects of specific land development projects and offsite development projects. This position will be responsible for the following:

Office Responsibilities

Ensure understanding and compliance with land development polices, ongoing requirements and entitlement standards, and practices of determining cost estimates, density, development timing and risk assessment during feasibility analysis and due diligence phase
Phased quantity takeoffs and cost estimates
Coordinate with architect, engineer, landscape architects, interior designers, property owners, project managers and other team members
Coordinate with Project Manager to prepare bid packages and bid tabulation, including selection of trade partners to complete work
Provide written and visual reports to leadership related to project status, oversee the construction draw process, and develop monthly project reports
Construction schedule creation and maintenance
Drafting and management of subcontractor agreements and change orders
Cost control and management of project budgets
Trade partner submittal management
Project coordination with municipalities, agencies and utility providers
Report Weekly on variance to Project Schedules in weekly Project Team Meeting

Field Functions

Proactive management and coordination of the project's development work alongside the project manager
On-time delivery of home sites including completion of earthwork, utilities, roadways, landscaping and amenities
Assist in the management of trade partners to control cost variances
Oversee pre-construction and weekly meetings
Coordinate the acceptance of improvements from municipalities and agencies with the construction manager
Thoroughly understand plans and specifications, and manage all plan changes
Assist in the proper sequencing of work to minimize overall durations, rework and conflicts
Build and maintain relationships with municipalities, agencies and trade partners

Education/Experience

High School Diploma or equivalent
Preferable Bachelors degree in Construction Management or a related field
Minimum 5 years work experience in related field.
Self-starter and results oriented
Communicate effectively verbally and in written form to a variety of audiences
Exceptional organizational skills
Ability to work well in a team environment
Demonstrated ability to prioritize multiple projects and tasks
Strong understanding of the entire development process
Strengths in forecasting, budgeting, scheduling, and business planning
Self-motivated proactively manage projects and prevent problems with minimal accountability controls
Tactful, professional demeanor with the ability to interact effectively with managers, associates, vendors and others Must be able to perform complex tasks and handle multiple priorities, and have the ability to perform exceptionally under dynamic conditions and challenging deadlines
